Another LoCo neighborhood near and dear to my heart, Country Club is home to many friends from my time at Westpark Golf Club. With an eclectic mix of home styles and sizes, it’s not unusual for there to be a $150,000 swing in price from one house to the next. Let’s take a look at how the real estate market fared here in 2013…
There are so many different types of homes in Country Club that year to year statistics can be very misleading. For example, the average price of the fifteen homes which sold last year was $387,333, just under $5,000 less than the seventeen sales in 2012. At first glance you might think home values were down, but looking closer reveals it was simply smaller homes which sold. In 2013 the average home had 1618 square feet, compared to 1967 square feet the year before. Based on dollars per square foot, last year’s $239 average was up significantly from 2012′s $199 average. Another strong indicator for sellers here was homes were only on the market for 12 days in 2013 versus 25 days the previous year.
What does this mean for you? We’ve sold our share of homes in this neighborhood, and each one has been different. Overall values have shown an annual increased of 2-3% for the last three years while days on market has continued to go down. We have also seen a decline in the number of homes for sale in Country Club over the last few years. That’s good news for sellers but makes it tougher for buyers interested in living here.
