Potomac Station

Candlewick 08 Potomac Station

Potomac Station is a neighborhood of over 1400 single family homes and townhomes on the eastern side of Leesburg. The first homes were constructed in 1997, and it’s grown since then into a vibrant community with playgrounds, walking/hiking/biking trails, tennis courts, basketball courts, outdoor pool, and clubhouse. You can visit the website for the neighborhood association here, although their Facebook page seems to have more information.

The Marketplace at Potomac Station, located within the community, is anchored by Best Buy and Giant Food, and has numerous sit down and fast service restaurant options. The Villages at Leesburg shopping center just opened across Route 7, and is home to Wegmans, Cobb Theatres, King Pinz bowling, restaurants, and shopping.

How Much Home for $400K, June 2014

It’s not unusual for this segment of the market to be the most active, however 40% more listings than the next closest price range is kind of surprising. If you are searching for a home in the $400,000 ball park, you have 178 of the 1548 total homes currently on the market from which to choose. (As shown in the […]

    Market Update: Leesburg, June 2014

It’s the first week of summer and the end of the spring market. Let’s take a look at how Leesburg’s market fared during our busiest selling season… The chart above shows the total number homes sold by zip code in Leesburg. May marked the third straight month where volume has been down compared to 2013 with 33 fewer homes sold. There were […]

This LOL Doesn’t Come With a Smile (Lack of Listings)

Two weeks ago I wrote about the lack of homes on the market, and it got me doing a little more digging. About two years ago Heather wrote something similar for the Washington Post. It’s scary to see how close the numbers are: Ashburn Village:  18 now/ 20 then Ashburn Farm: 12 now/ 13 then […]

2013 Year in Review: Potomac Station

Instant replay, that would be the description of the 2013 real estate market in Potomac Station. For the second year in a row 89 homes sold in this Leesburg neighborhood, let’s take a closer look… Most single family homes in Potomac Station have 4 bedrooms, 3.5 baths, and are on almost a quarter acre. Look Back: Leesburg Market in 2013

The 2013 Leesburg real estate market was a tale of two zip codes. Folks living in the 20176 portion of town watched sale prices rise moderately, while those living in the 20175 zip code saw prices remain steady. That’s a little different than LoCo’s averages, which we wrote about earlier this week. Let’s take a look… The […]

Leesburg’s Potomac Station, Another Sizzling Neighborhood

Continuing our look at the spring market, here is an update for the past three months in Potomac Station. One interesting note, every home sold since December 11, 2012 has been a standard sale. During this time period last year, six of the fifteen total sales were either foreclosures or short sales. Townhome sales in […]

JR’s Festival Lakes Gone, New Homes Pop Up

Anyone who has driven down Fort Evans Road toward Lansdowne in Leesburg recently has noticed the sudden deforestation where JR’s Festival Lakes used to be. K Hovnanian Homes just held their grand opening for the River Pointe community this month. New construction communities have been limited well to the north or south of town for […]

Caribou Coffee in Potomac Station Closing…

I went in for my morning coffee at Caribou this morning and got word that the shop here at Potomac Station is closing, effective Sunday. I’m extremely disappointed! There are a lot of good folks employed there; not sure if they will stay with the company and move to other locations or if they will […]

My second office: Caribou Coffee in Leesburg

If I’m not in my office, or on appointments with clients, you will often find me at Caribou Coffee in Leesburg. It’s located in the Potomac Station Shopping Center, four doors up from my office, and is my little haven for comfort and caffeine. <grin> Most often, I order a chai latte or a caramel […]
