Sterling neighborhoods Sterling

Sterling was established as the first planned community in Loudoun County in 1962, on what had previously been a dairy farm. New homes were prefabricated houses built by US Steel that featured air conditioning and cost less than comparable homes in Fairfax County.  Dulles International Airport was dedicated later that year, and Sterling grew quickly.

Neighborhoods have been built in every decade since, and Sterling’s population is now over 28,000. Dulles Town Center mall opened in 2000, and there are numerous restaurants and shopping centers nearby.  Sterling continues to be a coveted location to live, close to major commuting routes of Route 28, Route 7, and the Dulles Toll Road.

    Commuting from LoCo to DC?

Working with so many clients relocating to Loudoun over the years, I had plenty of opportunity to see firsthand how much of a role commuting distance played in the homebuying decision. With so many residents of Loudoun commuting to Herndon, Reston, Tysons/McLean, and into DC itself, the amount of time spent trying to get from […]

LoCo Market Update: Whatcha Waiting For?

Don’t be distracted by the gnarly old tree, this is a picture of a fence. They are uncomfortable to sit on and people tend to be on one side or the other. It sure seems like this is where all the buyers are right now and it’s kinda tough to understand. Let’s take a look… […]

    Halloween Spooktaculars Close to Home

That picture is a few of the girls on the softball team I coach (including Natalie) as they were leaving the Field of Screams. After our tournament in Olney, MD we took a team field trip through the Paintball Apocalypse and the Trail of Terror and had a blast. It’s not for the faint of heart, but all the girls […]

How Much Home for $400K, June 2014

It’s not unusual for this segment of the market to be the most active, however 40% more listings than the next closest price range is kind of surprising. If you are searching for a home in the $400,000 ball park, you have 178 of the 1548 total homes currently on the market from which to choose. (As shown in the […]

Summer Baseball and Softball Camps in LoCo

Over the last eleven years I’ve spent thousands of hours coaching girls softball. Mostly my own daughter’s teams, and maybe a friend’s child or two along the way. This summer I will have the privilege to relay a little of that knowledge to all of my Fielder’s Choice campers. If you are looking for a […]

LoCo High Schools Making the Grade

This came through from LCPS and we thought it was worth sharing: All 12 of the Loudoun County Public Schools (LCPS) high schools eligible to be ranked nationally by The Washington Post’s Challenge Index received this honor in 2014. (John Champe High School is not yet eligible to be ranked.) The Challenge Index, conceived by […]

    A New Place to Party

Last week’s spring break was a staycation for the Elias clan. We watched a few movies, painted a fence, went bowling, and managed to practice a little softball. It also gave us the opportunity to check out Sudden Combat, an “extreme lasertag” and reball facility in Sterling. There have been more than a few team […]
