How Much Home for $750k in LoCo Today?
Sitting here on another sub zero day, our second extended break with the kids off school, and one of the fun things we like to do is dream about what might be the “next” house. Here’s a little taste of the top end of the market, hope you enjoy.
If you are searching in the $750,000 price point, you have 29 of the 676 total homes currently on the market from which to choose. (As shown in the multiple listing service this morning, excluding new construction.)
- Ashburn: 8 homes. Two homes in Belmont Country Club, two in Ashburn Farm, and surprisingly only one in Brambleton. There is a piece of Ashburn history available, a Toll Brothers model home, and a 6000 square foot colonial in the heart of Ashburn Farm.
- Leesburg: 9 homes. Four are in Lansdowne, the largest of which has 5 bedrooms, 5.5 baths, 6200 finished square feet, and a view of the Greg Norman Course. Only one of the remaining homes is on less than 4 acres, a Stanley Martin home built in 2009 just south of town. If you are after an older home, how about a 312 year old renovated farm house with a separate carriage house on 12 acres, overlooking the Potomac River.
- The rest: 12 homes. Take your pick from Aldie, Upperville, Purcellville, Hamilton, Waterford and Lovettsville. All but two here are on 3 acres or more, the largest property having a 3500 square foot contemporary design on over 11 acres. As always, there is a early 1900’s home and even an early 1800’s home. We’re a fan of the Sleepy Hollow show, and the flashbacks Crane has could take place in many LoCo places!
If purchasing a home this year is on your agenda, here’s a useful post to answer some questions about what to expect when you are buying. For our market, acting quickly is critical to securing your home of choice. In 2013 we saw a 22% drop in the average days on market, which is great for sellers but makes things a little tough for buyers. How do you combat that? Sign-up for instant updates and receive emails with the information on homes you want immediately.
