Since Lennar reopened at Martin’s Chase in June, they have sold out each section right as it opened, offering new construction, single family homes on quarter acre lots for right around $500,000.  I just got word that they opened 11 more lots as of yesterday, so if you are interested, now is the time to reserve one. They are advertising this release as  “summer move in dates“. The floor plans available for construction are the Briarwood, Baldwin, and Edinburg.

Lennar also said:

All homes feature 1/4 acre homesites
Hardwood in foyer, first floor hall, kitchen, breakfast room, and sunroom (Edinburg only)
Kitchen with upgraded cabinetry, granite countertops and black GE appliances
Ceramic tile in all baths with upgraded 12×12 in the owner’s suite
Up to $10,000 in closing cost assistance with builder’s lender and title company

Kenneth W. Culbert Elementary in Hamilton

As I’m sure you noticed, the buses are running in LoCo this morning, as the kids (finally) head back to school.  I’m admitting to a little melancholy today, as I send my youngest of four off to kindergarten, my middle child to first grade, and my twins to their first year of middle school.  It will be a different year for me this year! I’m holding up a coffee mug to ::cheers:: in the new school year…

The picture above is of Kenneth W. Culbert Elementary, which opens it’s doors for the first day today, as a brand spanking new school in Hamilton, Virginia.  I’d also like to send a shoutout and big congratulations to a friend of mine, Janice Koslowski, who takes over as principal at Potomac Falls High School in Sterling for this school year.  She is moving there after four successful years at the helm of Eagle Ridge Middle School in Ashburn.  She used to be the vice principal at Potomac Falls, so this isn’t new territory for her.  I’m sure that she is going to have a fantastic year, and I know that she will be welcomed there with open arms.

A few things I’ve received from builders in and around LoCo in the last week or two…if you are interested in any of these communities, just call or email me…

• Lennar has sold out of their first set of lots available at the newly reopened Martin’s Chase community in Ashburn, but they are offering a sneak peek of the next section, with new floor plans, pricing in the mid $400’s,  and up to $10,000 in closing assistance (for using their lender and closing company)
• D.R. Horton is down to two homes left at Cooke’s Crossing (which is located just before the gates at River Creek in Leesburg), both priced at $579,990, both over 4,000 square feet, with three finished levels and gourmet kitchens.
• Brambleton is keeping a running list of immediately available homes in it’s community on it’s website here. While there are no condos waiting and ready, there are some townhomes and single families, priced from the low $400’s for the townhome and low $700’s for the single family homes.
• Ryan Homes is looking to sell two model homes, a Venice model single family home at Lovettsville Town Center for $369,990, and an Inglewood townhome at South Riding for $379,990. In both cases they are looking to lease the home back to continue using it for a model for around another year.
