Condo Market Having Complications

Percentage of distressed active listings in Loudoun County

I posted last week on LoCo Musings and LoCo Market Stats analyzing how much of our active real estate market in Loudoun is currently made up of 'distressed' sales, meaning short sales or foreclosures. What I found is that it varies depending where in the county you are, and also what home type you are looking at. Here's the overall picture for … [Read more...]

Taking LoCo's Pulse

Percentage of distressed active listings in Loudoun County

The biggest question in Loudoun County real estate lately is "how are short sales and foreclosures affecting our market?". I crunched the numbers (directly from Metropolitan Regional Information Systems, our multiple listing service) this morning to see how much of our homes for sale qualify as distressed, meaning short sales or foreclosures, … [Read more...]

Familiar Territory…

Overall, real estate inventory is dropping across Loudoun County, and Ashburn is no exception. After seeing a spike for the summer, we are now returning to approximately the same level we were at for October 2009.  Time will tell if we stay flat through this winter, or if it will continue to drop. If you would like to know what the market is … [Read more...]

One Square Foot in LoCo…

Spring in Ashburn

The last time I took a look at median price per square foot in Loudoun County was back in March. Since then, it's gone from a one year low of $157 a square foot to the current level of $160 a square foot. That movement would account for a price swing of $6,000 on a 2,000 square foot home.  (So, this is matching up with what we were seeing … [Read more...]

Wait, There’s No Crash?

Spring in Ashburn

I was concerned that we were going to see another dip in home prices in Loudoun County following the end of the first time homebuyer tax credit, because the buyer demand that came right before the deadline caused prices to rise pretty much across the board in April.  The chart above shows median pricing for both single family homes (black … [Read more...]

New Townhomes Popping Up in Ashburn

Ashburn Place

Remember when I mentioned that M/I Homes had opened a storefront location in Leesburg, wondering what other projects they had on tap besides the new townhomes in Kincaid Forest? They are now working on a new community called Station View at the corner of Croson Lane and Old Ryan Road in Ashburn, just off the Dulles Greenway and not too far … [Read more...]

LoCo New Construction Roundup

New construction in Loudoun

I was driving through downtown Leesburg this week, and noticed that M/I Homes now has a storefront at the corner of King and Market Street (does anyone remember what was in that space before? I can't remember).  I have to say I was surprised, wondering if they have a new community near downtown that they are trying to promote. In looking at … [Read more...]
