No Dip Here, Either

Spring in Ashburn

Yesterday I posted on LoCo Market Stats about how median price in Loudoun hadn't dipped in the summer as I expected. From the chart above (black line is single family homes, orange is combined condo/townhome stats) you can see that pricing has stayed relatively steady, after squeaking upward slightly toward the end of the first time homebuyer … [Read more...]

Rollercoaster Inventory: Going Up

western LoCo Market Stats

Well, it certainly looks like we are moving back into a buyer's market again, at least in Western Loudoun County. The charts below show only single family home statistics, but clearly our inventory levels have risen steeply since the first time homebuyer tax credit ended in April. If you are a buyer in this market, there are basically twice as … [Read more...]

Stable For the Summer?

Spring in Ashburn

While it feels quieter to me as an agent since the end of April and the rush of business connected to the first time homebuyer tax credit, we are still certainly in the middle of the spring market, and the busiest period of the year for real estate in Loudoun County. After going through a period where there was really very little for buyers to … [Read more...]

Plenty to Choose From Now!

western LoCo Market Stats

Our anemic inventory of homes for sale in western Loudoun County is not so anemic, all of a sudden. Amazingly, the number of available homes has just about doubled across the towns in LoCo (eastern as well as western) in the last month. This coincides with the end of the first time homebuyer tax credit, which we know has driven demand here for … [Read more...]

Dry Mill Road Closed…

timesmirror

Just a heads up that beginning today, Dry Mill Road in Leesburg will be closed from Route 9 to Woodburn Road so that Dominion Virginia Power can bury a transmission line under the road, and then fix it all back up again.  This is not great news for those of us that commute from Purcellville to Leesburg, using this beautiful back way to get … [Read more...]

News Flash: Small Houses Selling

Took me a minute to figure out what was happening with these two, seemingly contradictory, charts for the single family home market in Hamilton... One LoCo Square Foot Costs…

Spring in Ashburn

One of the statistics I rarely look at is price per square foot, because it is typically the most stable in the short term. Going into the spring market, I thought it would be helpful to look at where the median price per square foot is for different towns in Loudoun County.  Remember that 'condo' really means 'condo and townhomes.' For the … [Read more...]

Where’s the Best Bang for Your Buck?

Spring in Ashburn

Reposting this from LoCoMarket Stats, because it's relevant to the western part of LoCo as well... One of the statistics I rarely look at is price per square foot, because it is typically the most stable in the short term. Hamilton Stats Wrapup

Hamilton historic home

A little light reading in snowy Loudoun County? Hamilton's most up to date real estate market statistics are below. Keep in mind this is only for single family homes, as there are only a few townhomes there.  It's a very small market, only 30 active listings at the moment, but this should give you a pretty complete picture. [altos_chart … [Read more...]
