If you follow along with market statistics at my LoCo Market Stats blog, then you know that our real estate inventory levels in Loudoun County have been really low lately.  It only makes sense that with little to choose from in the resale market, the builders are back with new construction homes to fill the gap.  Pulte Homes is holding a Grand Opening Weekend this Saturday, June 12th, from noon to 4 pm, at two different communities in LoCo:

• Brambleton, in Ashburn…Single family homes at Emerald Ridge from the upper $400′s, and town homes at The Overlook from the low $300′s
• East Gate, in Chantilly…town homes from the low $300′s and single family homes from the upper $400′s.

They will have refreshments and giveaways at all locations. If you want more information about build times, or the types of amenities they are offering at either location, just let me know and I’m happy to help.

I’m surprised that Brookfield doesn’t have more available, as there are plenty of unimproved lots left in the community. I’ll see what I can find out about the remaining lots. For now, though, it looks like they have lot 24 staked and ready, slated for an Allister model. It’s a .66 acre lot, and the 4,200 square foot floor plan includes an upper level with four bedrooms and four and a half baths, first floor study, and finished lower level recreation room with nine foot ceilings. They have it priced at $663,540.

The other homesite, lot 12, is set to have a Davenport model. It also has four bedrooms, four and a half baths, on a .62 acre lot. That floorplan calls for an angled kitchen island, nine foot basement ceilings, a finished lower level recreation room, brick stoop and brick water table; it is priced at $668,590.

Snowpocalypse!

Taken at around 8:45 this morning here in Purcellville. I’m glad to see that the plows have been out in my neighborhood overnight…one of the things we pay for in our homeowner’s association is snow removal, and they are very much on top of things with this storm so far!

Please be safe today and stay off the roads if you can. Also, please don’t forget to clear the snow off your exterior HVAC  units so that they don’t freeze up!!

New home builder M/I Homes has opened for business in Kincaid Forest, with new construction garage townhomes coming on what is probably the last piece of land available in the community (at the corner of Kincaid Boulevard and Battlefield Parkway). There are very few new construction townhomes in Leesburg at the moment, and the last set of townhomes built in Kincaid Forest was about five years ago (the Robert B. Jordan townhomes just across Kincaid Boulevard from this site.)

The luxury townhomes are a generous 24 feet wide, and feature brick facades, two car garages, nine foot ceilings on all levels, home security system, and master bathrooms with soaking tub and separate shower. The first homes are expected to be finished in May and June, although the builder representative said they may be able to work with folks hoping to get into a home using the new homebuyer tax credit (which will expire before then). At this point it looks like they have one floor plan, the Callaway III, which is over 2300 square feet on three levels. The base price for one of these homes is $359,990.

The ground level has the garage, mechanical, and recreation rooms, plus options for a powder room, four foot rear extension, or sunroom extension.  The main level has a combined living/dining room, powder room, and kitchen with breakfast area and attached family room. The upper level has the owner’s suite with a large walk in closet, two more bedrooms sharing a hall bath, and an option for an upstairs laundry (you need to have either the sunroom extension or 4 foot bump out to add this.)
