I first wrote about the Village Case neo-traditional community in 2008, when Michael Harris Homes, Patowmack Homes, and others were building there.  The neighborhood, graced by homes with big front porches set close to brick sidewalks, detached garages behind the homes, and architectural details echoing the historic districts of Loudoun’s towns, is still not finished, with numerous empty lots at the back of the neighborhood. (Disclaimer: I am one of the original homeowners, and still live in the neighborhood. Michael Harris Homes built my house in 2005.)

Five years after the first houses were built, we have a new crop of builders on the land which was once Case Farm. Carrington Homes opened for business, placing a sales trailer on the property last month, and marking 22 lots as available for construction. Collier Homes is offering a 2200 square foot home on one lot, and Village Green is building energy-efficient “green” homes on several lots as well.

The floorplans and elevations offered by Carrington Homes start at $364,990 for an 1,850 square foot home with an unfinished basement, and range up to $499,990 for a 3,350 square foot model.  There are 11 models to pick from; although none have the Victorian designs or front porches featured at the front of the neighborhood.  The homes will all include Hardie-plank siding, brick stoops and water table, nine foot ceilings on the first floor, and hardwood foyer.  Lots backing to open spaces come with a $7,500 premium, and the timeframe from building permit to finished delivery is 90 days, according to the builder’s representative.

The Collier Homes lot is advertised as having nine foot ceilings, granite counters, hardwood stairs, and a front porch, as well as a laundry/mud room at the back entry (something the original home designs in the neighborhood are lacking!). The list price for this home is $397,500. I’m unclear at this point if they have more than one lot at this point.

Meanwhile, the Village Green lots will have LEED certified green homes on them, including geothermal heat and air systems, rainwater collection and distribution systems, and recycled materials in the home. This is definitely something I haven’t seen in any other location in Loudoun during my career as an agent, so I’m excited to see how this turns out. Their pricing begins at $549,900.

Michael Harris Homes is still advertising that they have lots available in the neighborhood, but at this time I have not received a call back from the builder’s representative to confirm that or provide me with any details on pricing, availability, or buildout time.

This photo was taken tonight at Fireman’s Field in Purcellville, for the opening night of the 2009 Upper Loudoun Youth Football League season. They kicked the year off with rematches from last season’s B League and A League championships games. In the first matchup, the B League Knights beat the Oarsmen 7-0; and when I left the second game at halftime the Vikings were up over the Giants 15-0 .  (Couldn’t stay for the whole game, as I have little ones that needed to get to bed, and my son plays his first game of the season tomorrow!)

Obviously with kids of my own playing sports in Loudoun, I can’t possibly get to most of the youth sports that take place in the county. I’d love to do a photo slideshow each Friday with images that my readers have sent me, so please email me your youth sports pictures from each week to heather@heatherelias.com , and let me know which team, league, and age bracket your kiddo is playing in so I can share.

Snapped this pic of the Franklin Park Performing and Visual Arts Center when I was picking my son up from football practice on the fields there.  If you aren’t familiar with it, this community center was built on the site of an old dairy barn and is now home to theater productions, music, and exhibitions. My daughters performed there last winter in a Footloose Dance and Fitness production.  You can visit the website for more information or keep up on their Facebook page.
