For $400k in LoCo...I love watching HGTV, and one of my favorite shows is What You Get for the Money, where they pick a price point and then show you how much house that would buy you in different parts of the country. It’s appealing, as home styles and values are wildly different depending where in the country you are looking.  I often explain to folks relocating to Loudoun County that what you get for your money here largely depends on how long of a commute you want to have; if you work in Reston and don’t mind driving further, you can get more house in Purcellville than you can in Sterling. I remember when new construction was at it’s height, one builder  was selling the same model in Ashburn and Leesburg; the price difference on the exact same house was $50,000, so you could see exactly how much that 15 minutes of commute time was going to cost you.

So the one constant with home prices here is that the closer to DC you are, the more expensive the houses get. I thought it would be interesting to try this out locally, so here’s what you get for the money, LoCo edition. Let’s look at homes for $400,000 in Loudoun, available on market today.

Starting in the east, in Sterling, you can get a newer construction townhome with a garage, or an older single family homes with four times the yard.  In Ashburn, you really only have townhomes to choose from…although a bit newer and larger than the ones in Sterling. In Leesburg, your choices are broader: single family homes in established neighborhoods, acreage properties outside of town, and gated community townhomes all fall in that price range. A bit further out, in western LoCo, you can get a newer, in town home with plenty of luxury details, or an acreage property with an older home that gives you room to bring your horses.
