Half way through February, and inventory in LoCo is still very low. If you are searching in the $400,000 price point, you currently have the lowest total of any range with 36 homes from which to choose. (As shown in the multiple listing service this morning, excluding all new construction.) Considering 661 homes sold in this range last year, we have about 3 weeks worth of inventory. If you were ever considering selling, now is the time to schedule a consultation and consider your options.

What’s out there? Let’s take a look:

  •  Ashburn: 11 homes. Two single family homes are available, one short sale on .09 acres in Broadlands and one 1612 square foot home in the Potomac Green adult community. The nine remaining properties are townhomes, two of which are bank owned. A 2766 square foot town home in Brambleton is the  largest property on the market, followed by a 2312 square foot four level townhome in Goose Creek Village.
  • Leesburg: 9 homes. At the top of the list in Leesburg is one of 6 townhomes available. With 2044 square feet and hardwood throughout, it is the 2nd largest home for sale in town. All three single family homes offer 1800+ square feet, are just over 20 years old, and are situated on .2 acres.
  • Sterling: 8 homes. The most single family homes in one area with 4, buyers would get on average a 35 year old home on .2 acres with 1900 square feet. The 4 townhomes have at least 3 bedrooms, 2 full baths, and average almost 1900 square feet. Half of the homes have come on the market in the last week, a sign of the coming spring market.
  • The rest: 8 homes. Three townhomes, including one with the most square feet of those in the rest of LoCo. At 2448 sq. ft., this  short sale in South Riding has 3 bedrooms and 3 full baths. The five single family homes (one short sale and one bank owned) range from a tiny Cape Cod on St. Louis Rd. to a rambler on 4 acres in Purcellville.
