The Spring market is in full swing and inventory in LoCo is still very low. If you are searching in the $500,000 price point, there are currently 42 homes from which to choose, just over one month’s worth of inventory. (As shown in the multiple listing service this morning, excluding all new construction.) The average home in this range has 4 bedrooms and 3.5 baths, with 2400 square feet, and has been on the market for 64 days.
So what’s out there? Let’s take a look:
- Ashburn: 8 homes. Four single family homes are available, each with 4 bedrooms and 3.5 baths, between $475,000 and $514,900. There are also four townhomes for sale in Ashburn, all of which are larger than every single family home. The most expensive townhome, at $515,000, is in Evergreen Village. It also happens to be the largest home, with 3051 square feet, four levels, five bedrooms, and 5.5 bathrooms.
- Leesburg: 13 homes. Three townhomes are available here, highlighted by an end unit in River Creek. At $514,900, this homes offers hardwood on the main level, stainless steel appliances, and 3004 square feet of living space overlooking the Potomac River. Ten single family homes are for sale in Leesburg, with a beautiful Whistler model in Tavistock Farms near the top of the list. Priced at $524,900, this home has hardwood on the main level, a sitting area in the master bedroom, and backs to trees.
- Purcellville: 7 single family homes. Buyers in Purcellville have the widest variety of properties from which to choose. Want to be in town? Pick from neo-traditional homes in Village Case and the Courts of St. Francis, or a colonial in secluded Old Dominion Valley. Need a little space from your neighbors? Three homes south of town are on 3+ acres, or choose an 11 acre haven near Hillsboro. Not often the case in Purcellville, all of the homes currently for sale were built after 1985.
- The rest: 13 homes. Four townhomes, including two in the Chantilly neighborhood of Avonlea and nine single family homes are available. The one catching my eye is a piece of history in Aldie, named Woodbyrne. This home was built in 1775, sits on 2.71 acres, and has 5 fireplaces. It’s waiting to be restored to it’s former glory, are you the one to take it on?
