State of the Sterling Market

Sterling communities

Yesterday we looked at the market for single family homes in Ashburn. Today, let's see what's going on in Sterling. Here's how the statistical charts look this week:     Median price catches my eye right away...that's a jump of 20% since the beginning of the year! Big movement in this area. Inventory, meanwhile, is down about … [Read more...]

Still Cool For Now

Sterling communities

It never fails...if we get a stretch of warm weather, the real estate market warms up a notch as well. I know we've only really had one day of warmer weather so far, but I'm an optimist, and I am soooo ready for spring to get here! Have you started thinking about the spring real estate market? Before it arrives in full force, let's take a look … [Read more...]

Stressed, or Distressed, or Both?

Percentage of distressed active listings in Loudoun County

I posted last week on LoCo Musings and LoCo Market Stats analyzing how much of our active real estate market in Loudoun is currently made up of 'distressed' sales, meaning short sales or foreclosures. What I found is that it varies depending where in the county you are, and also what home type you are looking at. Here's the overall picture for … [Read more...]

Taking LoCo's Pulse

Percentage of distressed active listings in Loudoun County

The biggest question in Loudoun County real estate lately is "how are short sales and foreclosures affecting our market?". I crunched the numbers (directly from Metropolitan Regional Information Systems, our multiple listing service) this morning to see how much of our homes for sale qualify as distressed, meaning short sales or foreclosures, … [Read more...]

Inventory Dropping…

Sterling communities

We're now in the fall season, so it's a great time to take stock of where the real estate market has been this year, and where it looks like we are heading.  For starters, let's look at inventory levels in the three Sterling zip codes. Like we've seen in the rest of Loudoun, inventory levels across Sterling rose dramatically in the spring and … [Read more...]

One Square Foot in LoCo…

Spring in Ashburn

The last time I took a look at median price per square foot in Loudoun County was back in March. Since then, it's gone from a one year low of $157 a square foot to the current level of $160 a square foot. That movement would account for a price swing of $6,000 on a 2,000 square foot home.  (So, this is matching up with what we were seeing … [Read more...]

Wait, There’s No Crash?

Spring in Ashburn

I was concerned that we were going to see another dip in home prices in Loudoun County following the end of the first time homebuyer tax credit, because the buyer demand that came right before the deadline caused prices to rise pretty much across the board in April.  The chart above shows median pricing for both single family homes (black … [Read more...]

So Kincora Got Approved…

Baseball by B Tal

...at least, the development around the ballfield did. The ballfield was already approved. Obviously this is a huge project, so I've had a few people ask me what I thought of it. Here's the recap of the project, as best I can determine: Kincora is a $2 billion, 336 acre multi-use development, located in Sterling across from the Dulles Town … [Read more...]

Storm Before the Calm?

LoCoMarketStats

I thought it might be helpful to look at how the current market climate has affected median price in different towns across the county. The first chart shows single family home data, and the second shows the combined condo/townhome market. Everything seemed pretty stable right up until the beginning of March, huh? I'm guessing that the … [Read more...]
