The Scoop

Kincaid Forest sprang up in the midst of the new construction boom that lasted from the 1990s through 2010. With more than 500 homes in the neighborhood, you can choose from numerous styles of single family homes and townhomes. Most single family homes are on typical in-town lot sizes, from a quarter to a third of an acre, and homes range from about 2,000 to 4,000 above grade finished square feet. (Townhomes run between 1,300 and 2,900 square feet.)

The community is home to an outdoor swimming pool (with a neighborhood swim team), a tennis court, walking trails, and a playground. The W&OD trail is easily accessible as well. The neighborhood was here long before the Village of Leesburg opened, but you can’t get more convenient than that! The Village is anchored by the movie theater one one end and Whole Foods on the other, with a variety of restaurants and shops in between. Nearby neighborhoods include Tavistock Farms, Beauregard Estates, and Stratford.

What We Like

If you confuse Kincaid Forest with neighboring Tavistock Farms, you’re not alone. Homes were built in the same era with similar floorplans, although the two communities were constructed by different home builders. To us, the streets of Kincaid seem a bit more private and quiet, and the proximity to Villages of Leesburg can’t be beat. The Villages of Leesburg include all sorts of activities and restaurants like the Plaza Party (live music shows all summer), CMX Cinemas, and LA Fitness.
