The Scoop:
Potomac Crossing is one of the quintessential Leesburg communities built between 1988 and 2006, a time when Loudoun was considered the fastest growing county in the entire country. The neighborhood is located on the northeast side of Leesburg and is made up of 385 townhomes and 536 single family homes, with a variety of home sizes, lot sizes, and floor plans. Some townhomes have garages while others have English basements. Lot sizes on the single family homes range from .13 acres at the smallest to just shy of a half acre at the largest, with many arranged in cul-de-sacs. The newest homes in the community tend to be the largest, with around 3,000 square feet of above grade finished living space. Balls Bluff Elementary School is located within the neighborhood.
Neighborhood amenities include an outdoor pool, seven playgrounds, two basketball courts, fitness stations, and 2.5 miles of paved trails. The pool is also home to the neighborhood swim team, the Potomac Crossing Barracudas. You can keep up with community happenings on their Facebook page; previous events have included an annual Turkey Trot, neighborhood yard sale, Easter Egg hunt, fall carnival, and summer movie nights.
Neighboring communities include Edwards Landing and Exeter.
What We Love:
Living in a large community with homeowner’s association oversight means some tradeoffs: you have a monthly fee, but you get some amenities in return for that. You can’t make some changes to the exterior of your home without ‘architectural committee approval’ (in most cases) but homes are kept up to a standard so property values should stay more stable. The interesting thing about Potomac Crossing, to us, is that for a large HOA, they are leading with intention. The association website has their vision, mission, and values statement front and center on the About Us page. That’s not something we see in many communities, and a great way to approach being neighborly and living in harmony.
