The Scoop

Stratford is a Leesburg neighborhood located on the southeast side of town, close to Tavistock Farms, Kincaid Forest, and Beauregard Estates.  The community is made up 685 homes, including 323 condominiums and 362 single family, townhouse, and patio homes. Homes were built between 1998 and 2004, and represent a wide variety of styles, sizes, and home types. Detached homes have lot sizes ranging from small (.1 acre) up to about a third of an acre.

Stratford has an unusual homeowners association setup. Every single family home or townhome resident is a member of at least two: the overarching East Stratford HOA as well as a second sub-HOA that covers the area of the community they live within. (Basically, the A/B HOA is on one side of the lake, and the C/D HOA is on the other.)  Meanwhile, the Stratford Club condominiums have their own separate HOA. Three streets in the neighborhood, Whipp Drive, Park Gate Drive, and Burnell Place have homes that back to the community lake. The lake does allow fishing for community residents, but is catch and release only. Other community amenities include a clubhouse that residents can rent out, paved trails, tennis courts, and an outdoor pool. Children in the neighborhood can participate in the community swim team, the Stratford Sea Otters. The condominium owners have their own amenities, which include a workout room, lounge areas, pool, and cyber cafe.

What We Love

The variety of home types in Stratford means that there is something for nearly each price point and home style. If you want a condo with amenities in a good commuting location, Stratford Club might be a good fit. There are both traditional garage and english basement townhomes, as well as more expansive patio homes. The single family homes include larger center hall colonials on bigger lots, or more contemporary open floor plans on smaller lot sizes. An added benefit is the location: it’s an easy hop onto the Greenway (or up Sycolin Road) or a quick cross over Battlefield Parkway to get to Route 7.
