The Scoop
If you’ve ever turned off Route 7 onto Cascades Parkway, you’ve had a peek at one of Sterling’s best-loved neighborhoods. Cascades was built on land that had been a handful of very large farms, and the homeowners association was formed in 1990. Fun fact: the name comes from the Potomac River, which picks up speed through this stretch on its way down to Great Falls.

The real estate here is wonderfully varied. The neighborhood has nearly 4,000 homes in all: 1,609 single family homes, 1,431 townhomes, and 948 condos and apartments. Whether you’re buying your first place or looking for room to grow, there’s a good chance Cascades has something that fits.
How the Associations Work in Cascades
Cascades has a few layers, so it helps to know how they fit together. The Cascades Community Association is the master association. Within Cascades, three condo communities also have their own associations, each with its own management company and its own arrangement with the master association:
- Courtland of Cascades (Domain Terrace, Hobbs Square, Monocacy Square, Pryor Square, Utica Square, and Villa Square) is managed by Legum & Norman.
- Commons at Potomac Square (the condos on McFadden Square) is managed by Lords Property Management.
- Riverbend Condominiums (Chesapeake Square, Drysdale Terrace, Ellicott Square, and Riverbend Square) is managed by CAMP Management.
If you’re looking at a condo in one of these communities, ask for the association’s resale documents so you know exactly what the fees cover. (We’re always happy to help you sort through them!)

What We Love
Community is a big part of life in Cascades. The Cascades Community Association offers five pools, five community centers, 25 tennis courts, 8 pickleball courts, two fitness centers, 24 tot lots, and a bocce court, all connected by paved walking trails. Two of the community centers can be reserved for private parties. The association keeps the calendar full with a spring event, outdoor movie night, an end of summer pool party, a fall festival, and a holiday house. We’d recommend following their Facebook page to keep up with it all.
Then there’s Cascades Marketplace, which has had quite the comeback story. Giant opened the center in the 1990s as a “main street” style shopping district, designed for strolling, people-watching, and grabbing a latte. After years of empty storefronts, new management took over in 2021 and has turned it into a walkable main street with some of the most exciting restaurants in Loudoun:
- Local Provisions is chef Michael Stebner’s farm-to-table scratch kitchen. His French spot, Brasserie Royale, is right next door. (Date night, solved.)
- CHīKO serves Chinese-Korean dishes and has a full bar.
- Taco Bamba opened its first Loudoun location here.
- Loudoun’s first Shake Shack is here.
- Longtime favorites The Dons’ Wood-Fired Pizza and The Pit Stop BBQ are still going strong.
- Paris Baguette is there for your morning coffee, and Giant covers groceries.
We’ve helped clients buy and sell in Cascades over the years, and we’ve loved watching the Marketplace come back to life.

The surrounding area is just as appealing. Algonkian Regional Park has more than 800 acres along the Potomac, with hiking trails, picnic shelters, vacation cottages you can rent, a golf course, and Volcano Island Waterpark for the kids (and the kids at heart). The Cascades Library sits right beside the Marketplace, and Northern Virginia Community College’s Loudoun campus is close by. When you need a bigger shopping trip, Dulles Town Center is just across Route 7. Routes 7 and 28 make the commute toward Tysons, Reston, and Dulles Airport easy.

Cascades sits alongside several communities with identities all their own. Lowes Island, Countryside, and Sugarland Run are all neighbors. So is Falcons Landing, an age-restricted community. You’ll also see a handful of smaller communities nearby with “Cascades” in the name.
