The Scoop
Woodmar Farm is located just outside of Purcellville, off of Silicott Springs Road and across from the Shadow Creek Events barn. The community of about 70 homes was built by Arcadia Homes between 2006 and 2014. however, there was a bit of a pause in construction in 2009 and 2010 during the market drop. There are all single-family homes in the community on lots ranging from a half acre to an acre and a half, with three 10+ acre lots. There is significant acreage in the community that is part of a conservancy, giving the neighborhood plenty of common space. One of the unique benefits of the HOA is a stocked neighborhood pond- something not frequently found in Northern Virginia!
Homes are clustered in a peaceful, pastoral setting and tend to be colonial-style, with two upper levels of living and full basements. Depending on the floor plan, homes can include second staircases, additional bedroom and bathroom space, and other custom touches. Typical above-grade finished square footage is on the large side, ranging from 2600 to 4600, plus basement space.
What We Like
Different from the homes of many of the other production builders, the Arcadia floor plans tend to be designed for the way that people actually live in their homes. The community is small enough to be neighborly and tight-knit, but the home sites give enough elbow room between houses for residents to not have to mingle if they don’t want to. And the conservancy piece is huge: having dozens of acres that will never be built upon makes those 1 acre lots feel a lot bigger. We’ve had clients buy in this neighborhood, and they have been delighted with their choice.
The neighborhood of Woodmar Farms is just down the road from downtown where you can find Purcellville exclusive restaurants, including the Purcellville Family Restaurant, BIA Kitchen, and the Purcellville Pub. While the neighborhood is right down the road from town, there is still an element of privacy from the busy town streets. You will find a quiet, calmness as you leave town and turn into the neighborhood where you’ll be able to escape the noise.
