Wait, There’s No Crash?
·
I was concerned that we were going to see another dip in home prices in Loudoun County following the end of the first time homebuyer tax credit, because the buyer demand that came right before the deadline caused prices to rise pretty much across the board in April. The chart above shows median pricing for

Ready for Some (LoCo) Football?
·
It’s that time of year again. As I sit here typing this, with my morning coffee beside me, my son and my husband are at the second weigh-in and tryout for the Upper Loudoun Youth Football League. This is Wil’s sixth season playing tackle football (he’s 12, soon to be 13), and he absolutely lives

Stable Market For the Summer?
·
While it feels quieter to me as an agent since the end of April and the rush of business connected to the first time homebuyer tax credit, we are still certainly in the middle of the spring market, and the busiest period of the year for real estate in Loudoun County. After going through a

Storm Before the Calm?
·
I thought it might be helpful to look at how the current market climate has affected median price in different towns across the county. The first chart shows single family home data, and the second shows the combined condo/townhome market. Everything seemed pretty stable right up until the beginning of March, huh? I’m guessing that

New Crop of Builders at Village Case
·
I first wrote about the Village Case neo-traditional community in 2008, when Michael Harris Homes, Patowmack Homes, and others were building there. The neighborhood, graced by homes with big front porches set close to brick sidewalks, detached garages behind the homes, and architectural details echoing the historic districts of Loudoun’s towns, is still not finished,

Meanwhile, in Western LoCo..
·
Today I wanted to bring you some data on what is happening in the western part of Loudoun County. It’s no secret that the market adjusts the further west you go; the commuting time gets longer to employment hubs in Dulles, Tysons Corner, and Washington DC, but the home prices are lower, so you get

LoCo News: Baseball..Seller’s market..New fire station..
·
A short wrapup of news and notes around LoCo lately: On the agenda for the Board of Supervisors public hearing on Monday, June 8th is a “Special Exception to permit a 75,000 square foot recreational facility for use by a professional minor league baseball team (Atlantic League)” as part of the proposed Kincora development at

It’s Still All About Location, Location, Location…
·
Let’s take a look at median home price across Loudoun County for this week…starting with the single family home segment in Sterling. Holy cow, look at the increase~~ that’s about a $50,000 jump over the course of a month. At the same time, condo/townhome prices seem to have bottomed and are creeping up a bit.
