
Last week I wrote about the top selling zip codes in LoCo. When researching that post, I found Brambleton was one of the busiest neighborhoods in the county. Today, let’s take a look at the activity there over the last 90 days:
Since December 27, non-new construction townhomes have sold at an average price of $434,168. Compared to the average of $374,071 from the same time last year, that’s a 16% increase. There was also a significant change in days on market year over year, dropping from 36 to 20. As of this morning, there are 21 townhomes on the market, but only 7 are still available –and they have all been on the market less than a week.
Single family homes in Brambleton on are the same pace this spring. Thirteen homes sales (non-new construction) have been recorded in the last 90 days, taking an average of merely 13 days to go under contract (last year’s average was 90 days). With an average sales price of $645,752, that’s a 14% increase over last year’s average of $565,500. There are 30 single family homes for sale in this neighborhood at the moment, with 18 of those under contract.
