Last month we wrote about what you could buy in the $400,000 price point and there was little surprise about what we found. In our sales meeting this morning we talked about how quickly homes were selling and thought it was worth a closer look. We were shocked to see there are only 6 more homes available today compared to February 19th. Even crazier is the fact that there are 166 homes under contract and 72 have sold in the last month. At this rate if no new listings come on the market in the $400,000 range we would be out of homes by May 15th!
You might think that would mean it’s a tough market for buyers. Not necessarily. People who are winning the multiple bid war frequently do not have to pay over the list price. Having solid financing with a reputable lender, no contingencies, and a flexible closing date presently cleanly by an experienced Realtor are good enough to get you the home you want.
