2013 Year in Review: Stoneleigh

With just over 150 homes available in the neighborhood, Stoneleigh’s real estate market does not always match the trends for the rest of Loudoun County. Offering a large variety in style and size, prices can range from $500,000 to over $900,000. Let’s take a look at 2013’s real estate activity and see what happened…

Last year seven Stoneleigh homes sold, compared to 11 in 2012. Most had 5 bedrooms, 4.5 baths, on at least 1.5 acres, and took 66 days on the market to ratify a contract. The average sales price of $669,757 was $1,000 more than last year, with a low of $486,500 (a short sale) and a high of $909,000.

So what does that mean for homeowners here? Due to the uniqueness of this golf course community, it really depends on your specific home. With a $400,000 swing from top to bottom, factors like square footage, lot size, and interior finishes have a lot to do with determining value.
