2013 Year in Review: Stoneleigh

With just over 150 homes available in the neighborhood, Stoneleigh’s real estate market does not always match the trends for the rest of Loudoun County. Last year seven Stoneleigh homes sold, compared to 11 in 2012. Most had 5 bedrooms, 4.5 baths, on at least 1.5 acres, and took 66 days on the market to ratify a contract. The average sales price of $669,757 was $1,000 more than last year, with a low of $486,500 (a short sale) and a high of $909,000.

So what does that mean for homeowners here? Due to the uniqueness of this golf course community, it really depends on your specific home. With a $400,000 swing from top to bottom, factors like square footage, lot size, and interior finishes have a lot to do with determining value.
