One of the great things about living in Loudoun County is the variety of homes for sale we have in each price point. There is an option for everyone, no matter your taste. If you are searching in the $500,000 price point, you have 51 of the 1022 total homes currently on the real estate market from which to choose. (As shown in the multiple listing service this morning, excluding new construction.)
- Ashburn: 10 homes. As you would expect, more townhomes (8) for sale in Ashburn than single family homes (2). One townhome  is a 3988 square foot home in Broadlands, featuring stainless steel appliances, cherry cabinets, and a private back yard. The more expensive single family home is also in Broadlands and has 4 bedrooms, 3 full baths upstairs, and an unfinished basement.
- Leesburg: 10 homes. Three of the five townhomes are in Lansdowne, the largest of which has 5 bedrooms, 4.5 baths, and over 3000 finished square feet. Each of the 5 single family homes are in different neighborhoods, including a 79 year old colonial in downtown. Although it’s the smallest at 1479 square feet, it does come with an apartment over the garage and over a third of an acre.
- Sterling:Â 6 homes. Want to call Lowes Island home? You could have a 3 bedroom, 2 full bath, 2 half bath townhome for under $500,000. If you are looking for a single family home, your options include a 4 bedroom, 2.5 bath colonial that backs to woods in Countryside.
- The rest: 25 homes. The only townhome is near South Riding. Six of the 24 single family homes are over 100 years old, including two over 200 years old. Of the more modern selections, the one that caught my eye was in Purcellville. Although the decorating choices aren’t my style, it’s on three acres with a spacious floor plan for just over $500,000.
Anyone purchasing a home this year should read our post about what to expect when you are buying. For our market, acting quickly is critical to securing your home of choice. In 2013 we saw a 22% drop in the average days on market, which is great for sellers but makes things a little tough for buyers. How do you combat that? Sign-up for instant updates and receive emails with the information on homes you want immediately.
Whether you are buying today, next month, next year, or just need to figure out your options, I’m here to help. You can fill out this form to set an appointment. Or, feel free to reach out to me at Mike@LoCoMusings.com, or call or text 571-233-5495. Happy house hunting!
