The real estate market is always a little slower this time of year, but there is still a bit more activity than normal. If your target budget falls around $500,000, you have exactly 69 homes for sale to choose from in ALL of Loudoun County right now. (As of this morning, counting all non-new construction homes active in the multiple listing service.)

  • Ashburn: 18 homes. Ten single family homes, including 2 in the 55+ Del Webb Community of Potomac Green. The price of choosing this zip code is a slightly smaller home, averaging 4 bedrooms, 3.5 baths, and 2598 finished square feet. Of the 8 townhomes available, three are in Belmont Country Club. A little more bang for your buck with an attached home here; 4 bedrooms, 3.5 baths and 3000 finished square feet. Of course the lots are smaller, it’s up to you to decide if that’s a positive or a negative.
  • Leesburg: 15 homes. Eleven single family homes with an average of 4 bedrooms, 3.5 baths, and 3425 finished square feet on .51 acres. The home which caught our eye was an Oatlands colonial built in 1910. A mark of a southern home, it has two sleeping porches, gardens, and is surrounded by a 1000 acre land preserve. Of the four townhomes available here, three are in Lansdowne. Also offering 4 bedrooms and 3.5 baths, buyers in this market get a spacious 3107 finished square feet.
  • South Riding: 9 homes. Six single family homes, again with the 4 bedrooms, 3.5 baths. These homes fall between Leesburg and Ashburn, with 2777 finished square feet on a slightly smaller .15 acre lot. Three townhomes are currently available here, with 3 bedrooms, 2.5 baths, and just over 3000 finished square feet.
  • The Rest: Lots of variety in this price range. You could choose a 3 bedroom townhouse in Lowes Island, a year old single family home in Kirkpatrick Farms, or the home pictured above in Waterford. Built in 1820, you would own almost an acre in the heart of the village as well as the ruins of an older home.
