Chatter in the office the last few weeks has been how busy open houses have been, which is usually the case when inventory is as low as it is right now. If you are shopping in the $600,000 price range, you only have 36 homes to pick from in all of LoCo! (At least, as of this morning, excluding all new construction homes in the multiple listing service.) Coincidentally, there are 37 homes currently under contract in that price range. So what are the choices? Let’s take a look:
- Ashburn: 6 homes. Five are single family homes, all between 2400 and 2900 finished square feet with two car garages on a .25 acre or less. (And all on market for under two months.) The lone town home is in Brambleton and has the most square feet by far, at 4388.
- Leesburg: 10 homes. Six single family homes with one each in Big Spring Farm, Country Club, Old Waterford Knolls, Red Cedar, and Woodlea Manor. Lansdowne has one single family home and two town homes, while River Creek has the remaining townhome. The other two properties are just outside of town on slightly larger lots.
- Sterling: 4 homes, all single family. Two near Lowes Island, one each in Potomac Lakes and Great Falls Overlook. Between 2400-3100 sq. feet with finished basements, the homes are 13-21 years old and sit on .25 or less lots.
- The Rest: 16 homes, all single family. One each in Stone Ridge and South Riding on small lots. The other 14 homes are in the outlying towns and communities on lots from a half acre to almost eleven acres. Want to live like it’s 1780?
