JR’s Festival Lakes Gone, New Homes Pop Up

Anyone who has driven down Fort Evans Road toward Lansdowne in Leesburg recently has noticed the sudden deforestation where JR’s Festival Lakes used to be. K Hovnanian Homes just held their grand opening for the River Pointe community this month. New construction communities have been limited well to the north or south of town for the last few years, so it’s a sign of the strength of the real estate market that they are moving forward with a neighborhood of this size.

The community is bounded by Fort Evans Road on one side and River Creek Parkway on the other, with six sections of homes to be released. Bordered on one side by the Spring Lakes neighborhood and by a little bit of the Lakes of Red Rock on the other, it curls around the Good Times Park baseball fields. (I’m sure the neighbors in Spring Lakes are less than pleased to suddenly have neighbors behind them; hopefully some of the tree line will be preserved.)

According to their website, they are providing homes in every price point from the high $300s to the mid $600s:

  • Traditional Townes, two models, (22 ft wide, 2100+ sq feet) starting at $389,990
  • Luxury Townes, three models (26 ft wide, 2600+ sq ft) starting at $429,990
  • Executive single family homes, six models (3400+ sq ft) starting from $539,990 to $599,990
  • Estate single family homes, four models(3400+ sq ft) starting from $664,990 to $729,990

The model home, a Rhode Island from the Estate series, is decorated and open for visitors; a second model, an Executive series Fairhope, is slated for opening on March 24th. The first two townhome buildings that are in pre-sale now are expected to be completed in July.  For single family homes in either series, they are quoting a five month build time from contract to closing.

If you are looking for something more immediate, there are two spec homes under construction and still available for purchase that should be finished by June. One is an Aspen model, and the other is an Alaska. (Details to follow shortly!)

Buyer response has already been positive, with numerous homesites scooped up and under contract. I’ll add more information from the builder as it becomes available.
