Remember when I mentioned that M/I Homes had opened a storefront location in Leesburg, wondering what other projects they had on tap besides the new townhomes in Kincaid Forest? They are now working on a new community called Station View at the corner of Croson Lane and Old Ryan Road in Ashburn, just off the Dulles Greenway and not too far from Broadlands.

The builder’s website says it will be a 47 townhome community, all with two car garages. There are four models to pick from, the Alexandria, Ballston, Clarendon, or District. Standard features in the homes include nine foot ceilings on all levels (per plan), two panel Roman Arch interior doors, brushed nickel levered handles/hinges, ADT Home Security system, two tone Sherwin Williams paint, single zone natural gas HVAC System in the Alexandria or Ballston, dual zone in the Clarendon or District models. Kitchens are set to be outfitted with 42 inch flat panel Oak Aristokraft Cabinets with crown moulding, laminate countertops, and Armstrong resilient (vinyl?) flooring. The master bath is standard with “luxurious step-down Shower Spa (per plan)”.
Base pricing (before options) runs from $389,990 for the smallest model (Alexandria, 2329 finished square feet) to $419,990 for the District (3004 square feet). I have to say that the floor plans are different than what I am used to seeing in townhomes across Loudoun; the Alexandria main level, has a living OR dining room in the front, and kitchen at the center of the home overlooking a family room across the back. The Ballston has a semi-circle staircase in the center of the home, and the kitchen/breakfast area is fully separated from the combined living and dining room. The Clarendon has four levels, with a basement below the grade of the garage/great room level, and a second great room on the main level instead of a combined living/dining room (you can optionally choose for the lower great room to be changed to a home office and fourth bedroom configuration). The District also has the lower recreation room, plus the semi-circle staircase; the garage level has the fourth bedroom and home office, plus another full bath, as the standard layout; the main level has both a great room and a separate dining area. All models have bedroom level laundry rooms.
I’ll be interested to tour a model home there whenever they have it finished. For more information on this or any other new construction projects, please feel free to hit the Ask Heather button, call me at 571-233-5491, or use the nifty chat function in the right sidebar.
