When inventory is as low as it is now, new home builders step in to fill the void. Over the next week, we are going to take a look at new construction neighborhoods throughout LoCo. Today, let’s take a peek at Leesburg.
Canby by Carrington Homes
Located on Canby Road near it’s  intersection with Harmony Church Road just south of Leesburg, Carrington is offering single family homes on 4 – 10 acre wooded homesites. Prices start in the $600,000’s.
Catoctin Springs by Evergreene Homes
Just north of Leesburg off Montresor Road, this community allows home buyers to pick from one of 4 models and consult in the placement of the home on your lot. Single family homes on 3+ acre wooded lots start in the $700,000’s.
Courtland Rural Village by Lennar
Off of Route 15 South, next to Oatlands Plantation, Lennar is building single family and townhomes in this neighborhood. Townhomes offer 2400+ square feet and are prices start in the $370,000’s. The single family homes feature brick and stone facades on a third of an acre, and start in the mid $500,000’s.
Estates @ Creighton Farms by Apex
Just south of Leesburg off Route 15, Creighton Farms is a gated community surrounding a Jack Nicklaus designed championship golf course. The Estates are French-inspired custom designs available on 3+ acre wooded lots or open land. Starting at nearly $2 million, this is one of the most exclusive neighborhoods in LoCo.
Greene Mill Preserve by Stanley Martin
One turn off of Evergreen Mills Road in Leesburg, Stanley Martin is offering 4 different models on 224 home sites. The community is set amidst a 340 acre conservancy with prices starting in the $800,000’s.
Huntleigh at Creighton Farms by Stanley Martin
The second offering from Stanley Martin in Leesburg, homes here start in the $700,000’s. Situated on 3 acre lots, five unique models are available with at least 3600+ finished square feet.
Raspberry Falls by Van Metre
Surrounding the Raspberry Falls golf course north of Leesburg, Van Metre now has new house plans available from their Woodview Collection. Pricing begins in the high $500,000’s for homes on .15 acres with 2500+ finished square feet.
River Pointe by K. Hovnanian Homes
On the former site of J.R’s Festival Lakes, near River Creek Parkway, this community has a little something for everyone. Single family estate homes on half acre lots are available starting in the $650,000’s, with 3200 to 4200 finished square feet. The executive collection of single family homes offer seven different models on quarter acre lots, starting in the $550,000’s. Lastly, 26′ wide townhomes are also available with stone or brick facades starting in the $400,000’s. If you’d like more info, check out his post Heather wrote last February.
Selma Estates by Stanley Martin
The third and final neighborhood in Leesburg featuring Stanley Martin Homes, Selma Estates is next door to Catoctin Springs north of Leesburg. Two distinct sections are available in this neighborhood, the Hamlets, featuring single family homes on half acre lots; and The Ridge, with single family homes on lots up to 10 acres. Both sections offer seven models with 2600 to 7500 square feet, depending on structural options. Prices start in the $550,000’s for the Hamlets, while the Ridge begins in the $800,000’s.
Shenstone Reserve by Toll Brothers
Shenstone Reserve is off of Dry Mill Road, west of Leesburg. Prices start in the $800,000’s for homes on 3 acre lots, and buyers have five different floor plans which can be customized to meet your needs. From April 13-28, Toll Brothers is having a national sales event offering $1 options.
Stone Fox Estates by Craftmark
We wrote about Stone Fox Estates last week, a community of 15 three acre plus home sites southeast of Leesburg on Gleedsville Road. Nine different floor plans are available between 3000 and 5500 finished square feet, featuring deluxe bathrooms, gourmet kitchens, and numerous energy efficient features. Base prices start in the $750,000’s, and the model is currently for sale at $1.3 million.
Village Green @ Elysian Heights by Beazer
Another community we have featured here on Musings, Village Green is north of Leesburg just past of Lucketts. Overlooking the Potomac River, Sugarloaf Mountain, and Catoctin Mountain, residents here enjoy a serene setting. Section 2 of the single family home phase is now under way, with 6 energy efficient designs available from 2300 – 3300 square feet. Homes here are on quarter acre lots, with base prices starting in the low $400,000’s.
Walnut Grove by Landmark Atlantic
Off of Spinks Ferry Road north of Leesburg, just before Lucketts, Walnut Grove features thirteen three acre home sites. Base prices start at $600,000, with five different models available between 2100 – 3500 finished square feet.
Hamlet at Wulf Crest Farm by Sreuart-Kret Select
Our final highlighted community, we wrote about Wulf Crest Farm in early February. Located south of Leesburg on the 117 acre farm for the American Academy of Equestrian Sciences, nineteen home sites between .3 – .6 acres are available. Seven different models are offered, from 3400 – 9000 square feet. Base prices start in the high $600,000’s, and climb to $867,900.
Here are a few things to remember when you are buying new construction:
- Choose your structural upgrades carefully, adding a bump out or walk-up will be worth more in the long run versus upgrading the carpet or tile in the bathrooms.
- Make sure you know how your new home is going to be placed on the lot. You don’t want to pay for a nice window that overlooks your neighbor’s driveway.
- You won’t get a better deal by going unrepresented. Heather wrote about this a while ago, and it’s worth a look again.
