So we’ve looked recently at what kind of house you can buy if your budget is $400k, $500k, or $600k in Loudoun County. Some move up buyers fall into the $700,000 price range; what kind of real estate falls into that budget? Amazingly, there is not a whole lot to pick from. As of today, there are only 41 non-short sale resale homes in LoCo priced between $675,000 and $725,000! (Confession: the total was 43 this morning, but two went under contract today.)
Within that price range, the vast majority of available homes are in the western part of the county; 18 homes are in Purcellville, Round Hill, Waterford, Middleburg, or Lovettsville. There is only one home on market in this price range in Sterling, and two in Ashburn; all three are single family homes on approximately a quarter of an acre, convenient to major commuting routes. Of the 12 homes in Leesburg, four are located within the Lansdowne community.
The western Loudoun homes are more diverse, but all offer sizeable lots; only one is on barely less than an acre while the majority range from three acres up to over 54 acres. Karen Cooper at Redwood Realty has a great listing in Lovettsville; it has mountain views, front and back porches, three acres of land, and a finished basement with a theater room:
