We all know that the real estate market is crazy hot right now, and that there are few listings available. Competition is fierce when homes hit the market; I just read a few stories in a local Realtor Facebook group talking about 90 showings on a new listing between Thursday and Sunday, with 25+ offers, many over asking price and some waiving contingencies. I can say with 17 years of experience in real estate, that I’ve never seen inventory levels so low.

The shortened timetable and the offer frenzy makes it difficult for buyers to see new listings when they hit the market, so that they can make a confident offer to purchase. As a buyer’s agent, the most important thing we can do is provide our clients with as much knowledge as possible, before they are ready to write an offer. Knowing what is most important to you makes finding the home and crafting a winning offer much easier. This usually means monitoring coming soon listings to ensure that our buyers do not miss an opportunity on a possible next home.

Our multiple listing service (MLS) does not allow us to display ‘coming soon’ listings on our site with homes that are active and available. However, we are able to send you private email updates on coming soon homes that will be available for showing and sale shortly.
