    Woodlea Manor & Hills 2012 Year in Review

    Woodlea Hills homeTypically less than 5% of the 467 homes in Woodlea Manor & Woodlea Hills change hands over the course of a year. 2012 was no different, 18 total sales were recorded which was three less than 2011’s total of 21.

    Sixteen of those sales were in Woodlea Manor, where an average sales price of $572,000 represented a very slight increase over the 2011 average of $571,735. While the average list price dropped to $574,436, the ratio of sold price to list price increased one percent to 99.5%. Taking 40 days to sell last year, Woodlea Manor bested the county average by 19 days, and was twice as good as the 2011 average of 86 DOM. Only one short sale was recorded for the year compared to none in 2011.

    Two sales occurred in Woodlea Hills, with an average sales price of $748,000. Compared to one sale for $1,250,000 in 2011 the average price dropped significantly. However, when looking closer the 2011 property was on 3.5 more acres and had at least 850 more square feet than either home sold in 2012. The average days on market was 68, and the two homes sold for 98.5% of the list price. Again, one home was a short sale while there were none in 2011.

    As I write this post, there are only three homes for sale in the neighborhood. In Woodlea Manor, one is under contract after 3 days on the market and one is still available. In Woodlea Hills, one short sale has been on the market for 182 days.
