Since we last wrote about this, the number of homes for sale in Ashburn, Sterling, and Leesburg have doubled while the rest of LoCo has stayed constant. If you are searching in the $500,000 price point, you have 84 of the 1346 total homes currently on the market from which to choose. (As shown in the multiple listing service this morning, excluding new construction.) Let’s take a look…
- Ashburn:Â 25 homes. Twenty-one of these are townhomes, including seven in Brambleton. Most townhomes here offer 3 bedrooms, 2 full, 2 half baths, and just over 2500 square feet. Don’t snooze though, the average days on market for the 137 townhomes currently under contract is 18 days. The four single family homes average 4 bedrooms, 3.5 baths, 1872 square feet and are situated on about .2 acres. The most unique home of the four was built in 1900 and will take you back in time to the Victorian era.
- Leesburg:Â 22 homes. Just the opposite of Ashburn, only four townhomes here with three in Lansdowne. As you might expect there is a little more bang for your buck, 4 bedrooms, 3.5 baths, and 3010 square feet. You have a little longer to make a decision in Leesburg, the 101 currently under contract lasted 25 days on the market. The eighteen single family homes also offer 4 bedrooms and 3.5 baths, but do so with only 2239 square feet on the upper levels on .21 acres.
- Sterling: 11 homes. Evenly balanced between townhomes (six) and single family homes (five). The townhomes feature 3 bedrooms, 2 full and 2 half baths while the single family homes have 4 bedrooms, and 3.5 baths. Similar to Leesburg, the townhomes are about 500 square feet larger on the upper levels are 10 years younger.
- The rest: 26 homes. Three townhomes near South Riding and one in Middleburg, 3 bedrooms and 3 baths with 2800 square feet is the norm. Only eight of the single family homes are less than 10 years old while four are over 100 years old. The most unique home was built using native stone back in 1949.  A 2100 square foot home on 14 acres, it kind of reminds me of homes we saw on our trip to Ireland many moons ago.
