2013 Year in Review: Village Case

Thought it was time to see how the 2013 real estate market fared for Village Case in Purcellville. Last year we had the privilege of selling the first home built in the neighborhood, sorry to see Rob go but happy for his new start. Let’s take a look…

The typical home in Village Case has 4 bedrooms, 3.5 baths, 2465 square feet and is situated on .22 acres. Ten homes sold here last year for an average price of $458,907 (excluding the three new models by Carrington Homes) while spending sixty-five days on the market. That was $63,000 more than 2012, when three homes sold for an average of $395,967. It should be noted that 17 new construction homes were sold in 2012, making the sale of existing homes slightly more difficult.

What does this mean for you? With less than five lots remaining, the neighborhood should be built out before the end of 2014. Once those homes are off the market, we would expect seven to twelve homes to sell each year with moderate increases in price. Average days on market should remain in the 30 to 60 range, consistent with what we saw in the year in review for Purcellville. Buyers here have a couple of more chances to snag a new construction home, then it’s back to the waiting game.
